Wynn Resorts has provided a detailed update on the construction progress of its Wynn Al Marjan Island project in Ras Al Khaimah, UAE. The development, which is poised to become the Middle East and North Africa’s (MENA) first integrated gaming resort, is progressing on schedule and is expected to open in the first quarter of 2027.
Construction Milestones and Workforce Efforts
The resort’s construction has reached significant milestones, with 55% of the structural concrete completed. The main tower structure has been built up to the 26th floor, while walls have extended to the 29th floor. With the construction team completing one floor per week, the project is on track to reach a topping-off milestone by December 2025. In the past 100 days, the resort tower has risen by 44 meters.
Currently, over 9,100 construction workers are on-site, supported by more than 100 concrete trucks daily. Wynn Design and Development, the company’s in-house architectural team, is managing the design and execution with a team of over 90 architects and creative professionals.
Luxury Offerings and Amenities
Wynn Al Marjan Island aims to redefine luxury in the region. The $5 billion project will house 1,542 rooms and suites, of which 1,121 rooms (73% of the total) are structurally complete. Fit-out work, including walls, flooring, and mechanical installations, is already underway for 820 rooms. Elevator and escalator installations also commenced recently.
The resort will feature an impressive array of amenities, including:
- Dining and Entertainment: 22 restaurants, lounges, and bars, along with a nightclub and beach club located on its own private white-sand beach.
- Shopping and Relaxation: A 15,000-square-meter luxury shopping promenade and a five-star spa and salon.
- Event Spaces: A 7,500-square-meter meetings and events center, a theater for bespoke entertainment, and extensive poolside areas with tropical landscaping.
Strategic Significance in the UAE
Located just 50 minutes from Dubai International Airport, Wynn Al Marjan Island will mark Wynn Resorts’ entry into the MENA region’s evolving tourism and entertainment sector. The resort will also be the first in the UAE to incorporate integrated gaming, after Wynn secured the region’s inaugural casino license from the General Commercial Gaming Regulatory Authority (GCGRA) in October 2024.
Wynn Resorts is developing the project in partnership with Marjan and RAK Hospitality Holding. CEO Craig Billings expressed optimism about the UAE’s potential as a gaming market, estimating it could generate gross gaming revenues of $3 billion to $5 billion annually.
A Step Ahead in Regional Competition
By beginning construction ahead of securing its license, Wynn has positioned itself as a pioneer in the UAE gaming landscape. While other operators, such as MGM Resorts, have expressed interest in entering the market, Wynn remains focused on completing the project and defining the standard for luxury gaming in the region.
With a Q1 2027 opening planned, Wynn Al Marjan Island is set to become a centerpiece of the UAE’s entertainment and tourism offerings, ushering in a new era for integrated resorts in the MENA region.
